Contaminated Land
Assessment

Contaminated Land Management that enables decisions, not just reports. Phase I ESAs, Preliminary and Detailed Site Investigations, remediation supervision and validation — aligned to the NEPM (ASC) 2013 and Queensland regulatory requirements.

Understand Constraints and Risks — Before You Commit

For many sites across Queensland — industrial, mixed-use, rural and former service-station land — the biggest risk is not what's on the balance sheet, but what's under the ground. Contaminated land, historical waste and legacy discharges can create significant liabilities if unearthed after acquisition or late in a redevelopment.

We deliver contaminated land assessment that focuses on what you can actually do with the asset, not just what is technically wrong with it. Our approach starts with rapid, technology-driven reconnaissance — desktop checks, site-history analysis and targeted data pulls — then moves to targeted investigation where needed. The goal is to convert contamination and subsurface risks into a clear commercial narrative: how much risk, how contained it can be, and how it fits into your disposal or redevelopment strategy.

What We Deliver

📋

Phase I Environmental Site Assessment

Desktop-led assessment of historical land use, environmental records, regulatory databases and site walkover to identify recognised environmental conditions (RECs). Structured to standard assessment frameworks (NEPM ASC 2013). Delivers a clear written finding on contamination likelihood and recommended investigation scope.

🔎

Phase II Preliminary Site Investigation

Field sampling and laboratory analysis to assess the nature and extent of contamination. Soil and groundwater sampling against applicable NEPM (ASC) criteria. Delivers a factual investigation report with risk characterisation and, where relevant, a site-specific risk assessment (SSRA). Required where Phase I identifies a recognised environmental condition.

🔍

Detailed Site Investigation

Intrusive soil, groundwater, vapour and surface water investigations with full interpretation. Designed to characterise contamination extent, delineate plumes and inform remediation strategy. Includes conceptual site model development and risk-based assessment against land-use specific criteria.

🔧

Remediation Options Assessment

Assessment of remediation options including technical feasibility, cost, programme and risk. Comparative evaluation of in-situ and ex-situ treatment, containment and validation approaches. Supports development of Remediation Action Plans aligned to site-specific objectives and regulatory requirements.

Remediation Supervision & Validation

Site supervision, auditing and validation reporting for remediation and clean-up projects. QA of works against Remediation Action Plan, regulatory conditions and validation criteria. Preparation of validation reports for DES regulatory acceptance or independent audit review.

🚀

Rapid Desktop Screening

Fast, desktop-only environmental risk screen for preliminary deal assessment or portfolio triage. Covers regulatory database searches, historical aerial photography, land use history and a concise summary of the environmental risk profile. Suitable for early-stage acquisition assessment before committing to full due diligence.

Recognising the Risk Signals

Risks of Not Knowing

  • Undetected contamination triggering EPA regulatory action post-settlement
  • Clean-up costs materialising after unconditional exchange
  • Development approvals delayed or refused due to soil or groundwater issues
  • Lender refusing to finance against contaminated security
  • Vendor warranty claims from purchaser post-settlement
  • Legacy industrial use creating ongoing liability for new owner

When to Act

  • Former service stations, dry cleaners or industrial tenants
  • Fill material of unknown origin on the land
  • Proximity to known contaminated sites
  • Historical mapping showing industrial or agricultural use
  • Visible staining, odours or unusual vegetation
  • Disused tanks, drums or chemical storage areas

Get Clarity Before You Commit.

We offer a rapid initial consultation to scope your contaminated land requirements and provide a fixed-price proposal. For straightforward properties we can often turn around a rapid desktop screening within days.
